The Solaris Dutamas development, or better known as Pulibka consists of high-rise retails, commercial and residential properties located over a 17-acre stretch of land in Mont Kiara.
This project was launched in April 2005 and was completed by the end of 2009. Its 2.14 million square feet of built-up space houses over 400 retail outlets, 1000 office suites and 800 designer suites. It was located in a prime location and featured some of the best architecture and building concepts within the vicinity.
The Joey Yap Group was engaged in February 2010 and commissioned to provide a solution. The problem was - the occupancy rate, which had at that time underperformed and below intended projections. 8 months down the road, and the occupancy rate shot up above the roof.
Not many people would spot this, but the west main entrance features a very Prominent Archway that has very subtle Feng Shui elements in its construction and alignment. The alignment of the building was originally facing the Line of Emptiness, which in Feng Shui terms is a serious drawback.
The roads in front of the west main entrances slope downhill. Speed Breakers were recommended and installed. These structures may come across to ordinary folks as safety features that slow down traffic in a shopping center, but it also slows down the Qi which is seen to be moving too fast and having a negative effect
